Here’s what your client will need to know.

Windward Community Services Association is the non-profit corporation established in its Declaration of Covenants to uphold community standards and maintain its common areas. Learn more at Governance and Management.

As members of the association, homeowners agree to honor the community’s Rules and Regulations.
—> Home exteriors and landscaping must be maintained to community standards.
—> And WCSA is empowered to enforce its covenants. -
Exterior modifications and landscaping changes (including tree removal, fences, replacement windows, painting, et al.) must be approved in advance by WCSA’s Modifications Committee to ensure compliance with community design standards. Homeowners may contact the property manager at 770-802-8360 for more information; instructions and the application process are available to homeowners on the Homeowner Portal (requires login).

WCSA has a $1,000 Capital Contribution Assessment, paid at purchase of a Windward home, collected at closing. The $1,000 Capital Contribution Assessment is a one-time fee per Windward household. If a current Windward homeowner purchases another home in Windward, that fee is waived.

Payment of this fee is negotiated at closing.

Shortly after closing, new homeowners are encouraged to access the secure Homeowner Portal. The community’s Property Management team will contact the homeowner and invite them to access our new digital Homeowners Guide through the Portal. If a new homeowner hasn’t gotten their emailed invitation within a few weeks of closing, please ask them to call to our Property Manager at 770-802-8360 — we’ll get right on it.

—> A secure website called the Homeowner Portal (requires login) gives homeowners easy access to online bill payment, forms, documents, and detailed information about amenities and services.
—> A private Facebook group is our interactive space for homeowners and WCSA volunteers.
—> Broadcast emails (“eblasts”) go to the primary email address for each household with important updates.
—> And a monthly newsletter, the Breeze, is mailed to each household and also made available in digital form on the homeowner website. Breeze brings homeowners news they can use, from within and around the community.Details will be in the Homeowners Guide.
